Market Depth Defies Seasonality
The Manhattan Real Estate Market the week of November 10th delivered another reminder that Manhattan moves to its own rhythm, with buyers and sellers staying active even as the holiday stretch approaches. Manhattan continues to show real market depth across co-ops, condos, and townhouses, with engaged buyers and sellers achieving results by meeting current market conditions.
Co-op Resilience in Core Neighborhoods
Activity in Manhattan’s core co-op neighborhoods remained strong this week. The Upper East Side, a reliable barometer for demand, saw 23 signed contracts thanks to classic layouts and well-managed buildings. The Upper West Side outperformed previous trends with 26 contracts, as buyers who sat out the summer now engage when quality and value meet. Midtown and Downtown stayed competitive at entry price points.
Condos and Condops Lead the Market
Condos and condops continued as the defining force of fall. Midtown led with 39 signed contracts, driven by full-service buildings and premium amenities. Downtown posted 20 contracts, with a healthy lift in median pricing, showing buyers are willing to stretch for the right mix of location, architecture, and finish.
Townhouse Buyers Stay Active
Townhouse sales proved buyer motivation is undiminished, especially at the high end. Closings on the Upper East and West Sides, including an $8.5M transaction, highlight continued appetite despite lower inventory.
Strength Across Price Tiers
Manhattan’s market liquidity remains robust across price segments. Homes under $3M power deal flow, appealing to first-time buyers, downsizers, and investors. The upper market — $5M and up — is selective but steady, consistently outperforming seasonal expectations.
Luxury Contracts Signal Demand
This week’s Olshan Report tallied 25 contracts at $4M and above, reflecting both seasonality and a strong annual pace: 1,326 luxury contracts so far puts Manhattan on track for one of the best years since 2006. Condos dominated luxury sales, and top contracts reaffirm that buyers want pedigree, amenities, and reputation.
Opportunities for Buyers and Sellers
For buyers, the window for quality inventory narrows during the holidays, so acting quickly is essential. For sellers, late fall is productive for well-presented and strategically priced homes, with Manhattan’s buyer pool remaining decisive.
Manhattan: Resilient, Active, Global
As November deepens, Manhattan’s real estate market offers liquidity, confidence, and opportunity for buyers and sellers willing to meet the demand with clarity and intention.
