Thank you to Dana Schulz and 6sqft for this thoughtful and timely deep dive into one of the most important housing conversations happening in New York City right now: the ongoing wave of office-to-residential conversions.

I’m honored to be quoted in the piece and to contribute to an issue that impacts nearly every New Yorker,  especially renters who continue to face historically low inventory and rising demand.

What I appreciate most about this article is that it goes far beyond the headlines. It explains the real structural, financial, and policy complexities behind these conversions, while also acknowledging their tremendous potential to unlock new housing and reshape neighborhoods into true 24/7 live/work communities.

As I shared in the article, strategic incentives, public–private partnerships, coordinated city agencies, and long-term planning are essential if we want these conversions to meaningfully address both market-rate and affordable housing needs. These projects can only succeed if the economics work and if the infrastructure supports New Yorkers at every income level.

For NYC renters, this movement is more than a trend — it’s a potential pathway to expanded housing options in areas that historically offered very few. As more office towers transform into residential buildings, we’ll see new inventory, new neighborhoods, and new opportunities emerge.
